North Bay Village North Bay Village is an up-scale retail and office development north of Naples, Florida. Project Program: Site constraints: Entry is poor, moving past a mobile home community. Site visibility along the arterial (US41), however, is excellent and valuable. A site plan prepared by an engineering firm came with the project. While the plan satisfied the Program, the client needed a plan with more flair. |

Concept Studies Once the site was understood, some simple decisions could be made: that we would use a reverse spine road; that the shops needed arterial visibility; and that two office towers would be built and would be on the site interior. Based on these assumptions we proceeded with conceptual diagrams, chiefly exploring the relationship among lakes, parking, and building mass. Lake locations were studied. We were especially interested in balancing the parking fields with the perceived need for parking, and with relating the water to the largest group of users. Early studies placed the water near the two office towers in order to enhance value. |

Final Plan In the end, clearly the lakes needed to be adjacent to the spine road, and therefore visually available to automobile traffic and thus to all users. This is the final plan in the form that MSA Design transmitted it to the civil engineers. It's not the end of our work, however; we had all of the urban design elements, including the piazza, and we needed planting plans, lighting plans, and irrigation plans. |
